1. Old Town of Budva: History and City Legends

From the western gate to Poets’ Square: three stops and the stories of the people who lived there..

Budva before the earthquake: where the 1964 guide led

A tourist with the French guide Johann Martinovich was looking for an archaeological museum in the church of Santa Maria in Punta. There he was promised inscriptions, urns, ceramics and glass from the necropolis at Avala. This is a rare evidence of where residents and guests could see findings long before the city museum was opened in 2003. Petrovac, the same guide directed visitors to an olive grove belonging to a local family.

Where Budva displayed its antiquities before the museum opened

Ten years later another author, Dušan J. Martinović, published Budvanska rivijera (Obod, Cetinje, 1974, 273 pages). In a review for the journal Istorijski zapisi Vasilije Lukić singled out the geographer’s use of data from the municipality of Budva. In Dušan’s brief contribution to the book Crna Gora In 1976, the entire resort belt, from Budva and Bečići to Petrovac, is already seen. There are three different evidence: the guest route, the research of the river and its geographical portrait.

Old town of Budva is one of the Adriatic coast’s oldest settlements. Legend tells of its founding by Cadmus and Harmonia. Archaeology tells a different part of its history. Over the centuries the town came under Illyrian, Greek, Roman and Venetian rule.

It is the Venetian Republic that ruled here for ⁇ 400 years (1420–1797), giving Budva its recognizable architectural appearance: narrow streets, stone houses with red scalp roofs and powerful fortress walls.

Three lesser-known facts about Budva
  • The Secret of Necropolis: The history of the construction of the hotel «Avala» is linked to the discovery of an ancient necropole. Details and findings can be found in a separate material above.
  • The 1979 earthquake: The earthquake caused the Old City serious damage. In the upper collection — a separate material on destruction, restoration and archaeological heritage.
  • Symbol of two fish: On the wall of Citadeli there is a barrel with two folded fish. According to the legend, touching it brings eternal love.

2. When is it best to plan a trip to Budva

Budva feels different from season to season.

  • July and August Beaches are busy, night clubs work until the morning. Time for lovers of fun and night life.
  • May, June, September and October Spring and autumn are suitable for dating the city. The sea temperature and weather are changing — check the forecast for the dates of your trip.
  • November to April Before you travel, check the weather and the work of the necessary facilities; sunny days go with rain.

Budva neighbourhoods: where to live and what to check before renting

Budva rents: until May or for a full year

Two apartments «in ten minutes from the sea» can mean two different holidays. From one you go out to a comfortable street, from the other you return every day with shopping in the stairs. Choose is worth not the best area at all, but a place under your life.

Neighbourhoods, villages and beaches have different boundaries.

The names in the ads do not always match the boundaries of the local communities — mjesne zajednice. For example, the official MZ Bečići includes Boreti, Rafailovići and Ivanovic. Below are practical guidelines for choosing the address, not a new administrative map.

First, choose your script.

A few days without a car.
Start in the town centre and try the walk to the beach you have in mind.

Living here year-round.
First, shops, work, school, the state of the house and the terms of the contract. The sea is the following criterion.

With children or limited mobility.
The lift does not help if the staircase before entering.

You want a view and have a car.
Look uphill from the coast. Check the access road, where you can turn the car around and whether a parking space comes with the property.

Where the hills begin in Budva

Find Rozino and take a look up to the Podmaine. The light strip below the valley is changed to the green on the slope. In Dubovica the breakdown is seen even inside the area. The numbers under the map are meters above the sea. For the wheel, check the stairs and the approach to the entrance separately.

How much to budget for accommodation. The Wise apartment with one bedroom in the center of Budva is about 48% more expensive than outside the center. In the British version of the calculator it is £626 and £423 per month respectively (verified on 7 November 2026) The amount for keys can be compared in euros by ads: listings in ten neighbourhoods with move-in terms.

Inside the Old Town

Behind the fortress doors

In the summer from the door to the Njegoševa street or the beach near the walls you can get by foot. For nighttime it is more important another distance — from the window of the bedroom to the nearest terrace. Listen to the gate in the evening with an open window. Behind the neighboring turn the hearing may already be different.

In the winter, go from the door to the store where you are going to buy products. In the old house, check what the bedroom is heated and where to put a wet wheel. If you come with your baggage, know in advance which door you will get a taxi.

From the market to the waterfront

For a family without a car, the green market by TQ Plaza makes a useful starting point. In winter, try carrying groceries back to the house. You will soon notice any steps or a detour around the block to reach a crossing.

On a summer evening, stand below the window of the room where you would sleep. Listen for music and voices from the terraces on the waterfront. By the market, listen in the morning when deliveries arrive. Ask whether the lease covers the summer: some nearby flats are offered only until May.

Gospoština and Babin Do

From the beach home to the mountain

In Gospoština the beach near the old walls can become a place for a short swimming before work. In Babin Do you see where the house is relative to the coast. In summer, it is much easier to get down easily than to get up back in the heat with a child and a beach bag.

In winter, walk back from the centre after rain and again at dusk. With a pushchair, every flight of steps matters. If you plan to sleep with the window open, listen to cars on the last bend by the house.

Rozino

A school morning near the bus station

Rozino is worth looking at the one with whom the child learns at Dositejeva, and the adults ride between the cities. Here is a clear starting point — the bus station at Popa Jola Zeca, 9. In winter pass from the entrance to the school gates in the morning when the classes go. See if the child crosses the entrance to the station.

In the summer, the window to the entrance street is worth comparing with the windows in the yard. While you wait for a view, listen to whether the bus motors are heard in the bedroom. To travel to the beach find the necessary local line stop in advance.

Podkošljun, Velji Vinogradi and Babylonija

School on Babylonia, the sea behind the bulvar

For a family without a car in these neighborhoods there is a precise orientation — the second school on Babylonija 19. In winter, a house on the comfortable side of the street with an ongoing trail can save two routes every school day. Take the child to watch and let him show himself where he would start to go.

In summer, walk from the building to Slovenska plaža. Note the crossing over the boulevard and any stretch without shade. Compare a bedroom facing the road with one facing the courtyard: evening noise varies even within the same block.

Dubovica and Golubovina

Dubovica at the slope, Golubovina at Old Bakery

In Dubovica, start at Mega Mall on Žrtava fašizma. If the building is uphill, walk the last climb with your shopping. In Golubovina, listings often use The Old Bakery as a landmark. Allow time to leave the building and wait for the lift.

In the summer evening listen to the yard and the road separately. In the winter, make your route to the school at Dositejeva in the light and back in the darkness. If you choose a housing for a year, clarify the corpus and entrance — the mark of the whole complex says little about your way home.

Podmaine, Podostrog and Lazi

Around Parma, above the monastery and in Lazi

In the Podmaine apartment near the gril of Parma and the studio above the monastery give two different ways to home. In the summer you go down to the Podmaine monastery by foot and continue to the very entrance. The last rise is ⁇ noticeable on the reverse way from the sea. For Podostrog ask to show the whole approach from the street you will return.

For the family in Lazi the starting point can be the second school on Babylonija 19. In winter pass from it home after classes and see if the turns are illuminated. In the summer listen to the nearest road from the balcony. The silence here is better to be assessed by a particular house, especially if the bedroom is on the rise.

If the summer passes by the sea, the lower Bečići is comfortable with the wheelchair: along the beach you can get to Rafailovići, and through the tunnel at Zawala — to the side of Budva. The apartment above the highway has the same beach on the map, but home will have to climb. In Ivanovići you will pass the last area after swimming, with a bag and a child.

For a winter stay with a schoolchild, start at Boreti or Hotel Putnik, both on the route towards Budva. Check the first lesson, the walk from the town stop to school and the bus home after activities. For an address in Bečići, ask Druga osnovna škola at Babilonija 19 about enrolment.

The water is comfortable to live for those who go on the beach in the summer walk. Dinner on the beach and sleeping on the restaurant terrace are two different impressions from one house. Listen to the bedroom in the evening. In the upper houses check how many stairs between the beach and the entrance.

In winter, begin at Rafailovići stop. Buses from Petrovac and Sveti Stefan towards Budva serve it. If your child studies in town, walk from your door to the stop and then from the Budva stop to the school gates. Return by bus in the evening. With groceries, the last stretch home from the highway can be the hardest.

In the summer, you can spend a day walking between the beach and the coastline. If the house is in Podlicak or above the highway, see where to cross the road on the opposite path and if there are stairs. At the water listen to the terrace under the window, at the highway — the stream of cars.

If you are considering the Russian-speaking «Compas», first learn where your class is: Pržno was mentioned in the school ads, and on its website indicated the address in Budva. How to contact Kompas school and what to check before renting.

For school in Budva, check both directions. The landmarks on the lower road by the Maestral differ from those at the highway junction. Our guide has photographs and map points for both. In winter compare the buses with your school timetable and try a weekday evening walk from the stop to the shops.

The difference between the first line and the house above the center is felt on the opposite way from the beach. For winter, choose two addresses — your arrival and school Mirko Srzentić on Brežine bb. Go the way after the rain and fix the registration in the secretariat. For a family with school and work here, a daily trip to Budva may not be required at all.

If work or school is in Budva, time the walk from your door to Petrovac (Centar). The operator’s timetable of 3 November 2026 lists the first two departures from Petrovac at 06:40 and 09:10. Missing the first means a wait of two and a half hours. For the trip home, take a bus to Petrovac; the Sveti Stefan service terminates before it.

From Pržno you can continue dating with the river toward Miločer and Sveti Stefan. Get access to the chosen beach on the date of your trip.

Jaz, Prijevor and Seoca

Here first choose the way of movement. View on the shore does not guarantee a walk-out to the beach. Really a road from home and safe access is needed; walking around the highway should not be considered a normal daily route.

Check water, internet, arrival, parking and shopping trips. For a seasonal bus, specify the working dates, not just the line on the map.

Jaz: beach, road and history

If you are considering a home in neighbouring Buljarica, try the journey to school in Petrovac and the trip home after classes.

Before choosing a hillside view, ask four questions

  1. Where is the entrance? The point on the map should indicate the entrance, not the name of the complex or neighboring restaurant.
  2. What way to walk? A car navigator can offer a uncomfortable or unsafe pedestrian route.
  3. Where are the stairs? The height shift does not show their number, state and availability for the wheels.
  4. What about rain and darkness? Check the cover, lighting, and the passage location of the road. The topographic map is not a security map.

What to check before paying a deposit

  1. Lease term Which months does the lease cover? Must you move out for summer? Get the terms in writing.
  2. Total budget Rental, municipal payments, internet, parking, deposit and the terms of its return. Ask for a bill for comparable months.
  3. Winter conditions Look at the corners, shells and places behind the furniture. Clarify the heating, ventilation mode and electricity consumption, and not just the presence of the air conditioner.
  4. Working from home Check the connection in the apartment itself and the possibility of your own connection. The speed screenshot from another room does not guarantee anything.
  5. Noise Open the window of the bedroom. listen to the street in the evening and in the morning, fix the repairs in the house and neighboring facilities.
  6. and parking. Ask to show the location and the right to use them. Check the garage on your car: the entrance dimensions are important.
  7. Children and everyday errands Go the way to the right school or garden. The proximity of the building does not confirm the presence of places or conditions of registration.
  8. The house itself. Lift, lighting, homephone, water, access to computers, controller and the procedure for failure resolution.
Why is there no average rent for each neighbourhood?

Without a current sample of the same apartments, this figure is misleading. Compare the offers of one area, time and setup. Separate note the floor, parking, payments and compulsory leave for summer. The price of the announcement is not confirmed the price of the deal.

Three situations in which the choice changes

Family with a car. Between the sea view and the continuous road without stairs it is more practical to check the second first. Ask for a video route and then pass it yourself.

Distant work for winter. Two bedrooms do not compensate for a cold working room and weak connection. Before renting check the sun, heating, internet and real monthly budget.

A week of vacation with the car. The balcony above the coast can be a successful choice if there is a clear parking and arranges a daily trip. On the map check both the beach parking and the way back.

Editorial check of the guidelines: November 6, 2026. Bases: a list of local communities of the Budva Municipality, the Mercur Bus Station contacts and the dated schedule of the Mediteran Express. The characteristics of a particular house, prices, noise and seasonal work of services require checks by address. Examples above are the selection scenarios, not the customer history.

4. Budva’s beaches: where to swim and sunbathe

If you are staying by the Old Town, start at Ričardova glava, right below the walls. For Mogren, follow the footpath towards the cliffs. In Petrovac, the town beach runs along the promenade. Set aside a separate trip for Buljarica. In Catalogue of beaches The prices for the beds in it relate to the season of 2025.

The diversity of the coastal strip is one of the main advantages of the resort. Budva beaches They have their unique character:

  • Mogren (Mogren I and II): Two beaches below the cliffs. The footpath from the Old Town passes the dancer statue.
  • Ričardova glava: Located right under the walls of the Old Town, it is ideal for coffee with a beautiful view.
  • Slovenska plaža: A large city coast with all the necessary infrastructure.
  • Sveti Nikola island Before the trip, specify the destination, boat schedule and return conditions: they depend on season and weather.

Why Budva is called areas and beaches

Eight Budva names: stories, photos and maps of each place

The boats were bound to the rocks, the monastery fields were growing vineyards, the beach was weighing fish. In a conversation with RTV Budva, Lucia Jurashkovich, director of the Budva museums and galleries in 2024, explained eight local names. One of them she remembered in two variants.

Školijera and Pizana: a shore for boats and fishermen

Školijera. The small coastal rocks are called here. školjići. According to Lucija Đurašković, rocks still rose above the surface even where part of the shore had been covered in concrete. They made convenient places to tie up boats.

Pizana. One account traces the name to a Venetian benefactor called Pisano. Đurašković’s father remembered a different explanation: fish was sold here, and beside the scales one could hear koliko piza? The second version came to us as a family story.

Gospoština, Velji Vinogradi and Spas Hill

Name Gospoština she traces to a small church dedicated to the Mother of God. The present-day neighbourhood of Velji Vinogradi also had an earlier name, Fratarske njive, meaning “the monks’ fields”. The land was suitable for vineyards. Đurašković associates the monks with Santa Maria in Punta in the Old Town.

Brdo Spas. Local tradition holds that people sought safety on the nearby hill during earthquakes. A church bearing the same name was built there later.

Mogren, Slovenska plaža and Zavala

O Mogren a local legend tells of an Italian sailor, Mogrini, who survived a shipwreck and built a chapel dedicated to St Anthony of Padua. The name Slovenska plaža Đurašković associates with Czech visitors who came to Budva in the 20th century. For Zavala she offers a geographical explanation: vala means “bay”, and the headland separates Budva Bay from the Bečići shore.

You can continue to know the local names on Njegoševa street and the Poets’ Square.

Four stories that change the view of the coast

By the usual sights — the monastery inscription, the quarantine fortress, the Roman floor and the island with a church on the rock. Here’s what to look with your eyes when the name on the map is already familiar.

OLD TOWN · AD 840

A date carved in stone

The founding of Santa Maria in Punta is associated with AD 840, a date recorded in a surviving Latin inscription. Budva Museums and Galleries attribute the foundation to the Benedictines. Its walls adjoin the town’s defences: the very edge of the headland determined the shape of the building.

Look at the little church and where it fits into the line of the walls.

History of the Old City
Petrovac · XVI century

The fortress and the quarantine station

Kastio is not just a place for photography over the sea. the Budva museums and galleries relate the construction of the fortress to the Venetian XVI century. Nearly existed a lazaret: during epidemics it served as a place of isolation of patients.

Therefore, the Petrovac coast is worth reading as the history of marine connections — along with the dangers that came from the sea.

How Kastio and Lazaret were built
Petrovac · Late Antiquity

A Roman floor beneath the resort

At Mirišta in Petrovac, archaeologists found a mosaic floor that the museum dates to the third or fourth century. The surviving floor is part of the ancient settlement.

The presence of the monument does not mean free access: the possibility of examination should be clarified at the museum.

Two islands, two names

Two islands off Petrovac

In front of Petrovac are Katič and Sveta Neđelja. On the rocky island of Sveta Neđelja is a same-name church. Save the local name Sveta Neđelja: so it is easier to find the right point on the map and explain with the carrier.

Don’t mix this pair with the island of St. Nicholas against Budva — it’s a different direction and a different passage.
